It knows the difference between "no" and "don’t know"
Most checkers are a yes/no form, so a missing fact quietly becomes a yes. This one runs on three answers — pass, fail, and not yet known — and missing information is never treated as favourable. That is the difference between a warm enquiry and a wasted survey.
It reads the real property register
The address is resolved against the government EPC register. Where a property has more than one certificate it takes the most recent registration, and where that is genuinely ambiguous it says so instead of picking one.
It knows where the border is
The Boiler Upgrade Scheme covers England and Wales; Scotland runs its own. Jurisdiction is decided by the local authority on the certificate, not by the postcode — because CH, SY and HR postcodes straddle the border and a postcode test gets those households wrong.
The off-gas uplift needs both conditions
Heating with oil does not by itself mean off grid. The extra £1,500 needs oil or LPG heating and no mains gas connection, so the checker asks about the connection separately. Nobody is shown £9,000 who cannot get it.
Your checker cannot show another trade’s figure
An air-con installer's checker is bound to the air-to-air scheme in the engine, not in the template. It physically cannot render £7,500 — which matters, because that is three times what you can actually deliver.
